Seasonal Rent Agreement

Seasonal contract :

The landlord provides to the tenant, for short duration, a furnished house for vacation rental.

The rent shall be for .... adult (s) and .... child (ren)

The rent concerns the furnished house, now referred to as the “accommodation”, as indicated  below and located in 45bis avenue Saint Vincent 34470 PEROL France

 

DESCRIPTION OF THE ACCOMMODATION

The accommodation comprises :

A house, two private parking spaces, a terrace of 17m2, a barbecue, a flowerbed and raised lawn of 12m2, a lean-to situated behind the villa, the whole house and garden area enclosed by an outer wall, a kitchen area, a bathroom with toilets, a bedroom.

The accommodation comprises of 41 m2 of liveable space and 145m2 of ground space.

The accommodation can welcome a maximum of four persons.

There will be an “inventory” prepared prior to entry and on exit of the rental period. This report will cover such items as, dishes, plates, cups, cookers, covers, pots, pans etc. (see inventory in Appendix 1).

DURATION OF THE RENT

Please inform us of your arrival time. In case of late arrival there will be no reduction in price and  the departure date will remain as previously agreed in this contract.

 

RENT

  The price of the rent is fixed at ……..  (Euros)

This payment will be settled in two stages as described below:

30% deposit to be paid in advance to confirm the booking. The remainder is to be paid on arrival at the accommodation. Bank charges that are the result of transfers of money are the responsibility of the tenant.

     You can also pay the balance of your rent by credit transfer 10 days prior to your arrival

 

·         Caution :

     

      A 600 € caution is required in the form of a cheque made payable to the landlord. Also a 30 € cash sum       is required. Both of these are required on your arrival. The landlord will keep these sums in accordance       with the articles as described in the 2071 of  the French Civil code.

      Payment will be restored to the tenant on departure minus any sums held back to cover costs of            damage or breakage.

 

 

 

GENERAL CONDITIONS  

 

·       The tenant makes a commitment to make use of and to maintain the premises, furniture and all                    objects in the accommodation in good order. The tenant agrees to leave the premises as they found         them. A 30-€ charge may be made if the condition of the accommodation and all its contents are not         satisfactory.

·      The tenant makes a commitment to abide by all local laws and regulations and to maintain the                    tranquillity of the location by not causing nuisance to the neighbours. Also the tenant agrees to                   maintain health and safety standards.

·         The caution will be returned to the tenant on the day of departure minus any sums that are required to         cover any losses or damages. If the caution is insufficient to cover all of the costs then the tenant         agrees to make up the difference. The inventory report will be used as a basis for determining all               losses and damages.

·         The rental agreement covers temporary residence only. The accommodation and premises may not be         used for any professional, commercial or craft related activity.

·         The tenant is responsible for any degradation of the property and its contents. The tenant’s guests are         also the responsibility of the tenants.

·         The tenant is required to notify all problems related to the accommodation within 48 hours of                discovery. This is to include cleanliness, breakages, damages,  and any problems created or caused         by third parties.

·         The tenant makes a commitment to inform  the landlord at once of any serious damages or problems,         even if the results from it are not immediately visible. E.g. after flooding.

·         Any neglect on behalf of the tenant or any member of his or her group can lead to deductions from the         caution and may even incur additional costs if the damages exceed the amount of the caution.

·         The tenant is not to make any modification or changes to the interior or exterior of the accomodation.

·         The access of the lean-to situated behind the villa is reserved for the exclusive use of the landlord. The          landlord has free access to this.

·         The tenant agrees to observe basic hygiene rules. The tenant agrees to make available the                   accomodations refuse for collection on Monday and Friday evenings.

·         Early departure from the agreed date, however unseen in circumstances, will not attract a refund of              rent.

 

CANCELLATIONS

  ·         The tenant has no right to sublet the accommodation, even for free of charge, to third parties without           written authorization.  Non respect of this rule will attract an immediate cancellation of this contract.

  ·         The accommodation can receive only the maximum number of persons stated. The tenant risks the          cancellation of this contract and a surcharge if the express permission of the landlord has not been          obtained.

  ·         Should disturbances be caused to the neighbourhood this contract can be cancelled without refund.

  ·         Should this contract be cancelled the deposit or caution will not be repaid.

  ·         The rental agreement will be cancelled if the accommodation is not occupied within 48 hours from the     foreseen initial date.

·         The rental agreement stops by rights at the expiration of the term fixed in this contract, otherwise it is         necessary to provide notice. The rental period cannot be extended without the written agreement of the         landlord.

  ·       Animals or pets are not allowed in the accommodation. The tenants are asked to respect the no         

        smoking policy of the accommodation.

 

INVENTORY OF FIXTURES

An inventory of the contents and the condition of the accommodation will be held prior to entry and on exit of the rental period.

KEYS

On arrival the keys will be made available to tenants once the balance of the rent  has been paid, the caution cheque being made out to the landlord and the deposit of 30 € in cash has been handed over.

 

COSTS

The tenant remains responsible for all the costs that relate to replacement and or repairs that are needed that arise during the tenant’s rental period.

 

EXIT

The tenant shall make an appointment with the landlord  for the formalities of exiting the rented accommodation at least one day prior to departure.

Both parties are to confirm their details and addresses prior to the execution of this contract.
